State of the interior installation of gas: Diagnosis gas
As from November 1, 2007, any privative installation of gas (natural or not) realized for more than 15 years has had to be diagnosed in the event of sale. This diagnosis gas must be established since less than three years at the date of the commitment to sell or the notarial act. In joint ownership, only housing is concerned with the diagnosis gas, other than the common parts. In the event of nonrespect of the obligation, the salesman cannot exonerate guarantee of the hidden defects.
Validity of the diagnosis gas
The state of the intèrieure installation of gas (or diagnosis gas) must be established since since less than three years before L’sale contract (compromised or final act). If a diagnosis gas in conformity is provided at the time of the transaction, the salesman will see himself exonerated of the guarantee for vice hidden.
The diagnosis gas: Sanctions
In the event of absence of diagnosis of conformity gas at the time of the sale of a housing, the salesman incurs civil sanctions (generally the setting in conformity of the existing installation).
